The Map below shows these Task Force results:

1 million to 2 million or more square feet of commercial, with few limits on what will be done on the 100's of acres of remaining Merrill property.

The Task Force did not investigate how much commercial property was already available south of I-435. Nor did it use any guidelines for what is the appropriate ratio of commercial to residential. Nor did it conduct or use any traffic studies to address the impact of these proposals on surrounding neighborhoods and schools. Here's a summary of commercial proposals:

  1. 4 massive commercial centers near Berryhill Farms and neighborhoods surrounding 159th/Metcalf. Each center is to be 150,000 to 500,000 sq ft of commercial space. Steck Plantation neighborhood is to be destroyed to make room for one of these centers.

  2. 240 acres of Merrill property have been given the new designation "commercial mixed-use". Exact figures for the mixture were originally included with enough commercial acreage set aside on Merrill property for a potential "regional/super regional" commercial center. Under the newly recommended Master Plan definitions, such a center is defined as a minimum of 500,000 sq ft of retail. 54 acres are required for such a center, at least 55 acres were specifically set aside for commercial/office. At the very last the Task Force decided not to commit themselves to exact acreages, so there are no limits on how much commercial could go on this property - it will depend on developers' plans.

  3. All the dark purple on the map - including the entire Reno area - is to be "light" industrial

  4. All of the pink/light purple on the map is office.
