Developer Meeting Still On For SE 159th/Metcalf:
Wants To Re-zone From Planned Residential To Intense Commercial

The proposed re-zoning of the SE corner of 159th and Metcalf by a developer will be discussed at this meeting, along with what he would put on this lot if he could get the re-zoning. The 31 acres is currently owned by the Catholic Education Foundation which has found a potential buyer. It is now zoned Rural, but both Overland Park and Johnson County Master Plans show it as planned for transitional residential.

Transitional residential is clearly defined by both jurisdictions as being residential only with no commercial. "Transitional" residential allows for higher density residential than the 1 to 2 acre lots in abutting Blue Valley Riding neighborhood.

The meeting will be at the Blue Valley Service Center (formerly BV Middle School, 7500 W 149th Terrace). It runs from 7 to 8 pm on Thursday, April 11. Please feel free to attend this presentation to hear what the developer has to say about his proposal.

These development plans have already been turned into the Johnson County Planning Dept.

From talking with many people in the surrounding neighborhoods, it is clear that there is overwhelming opposition to this proposal to rezone 31 acres of land which is supposed to be residential to PRB-3 - the most intense retail commercial in Johnson County. It is not felt that there are any changes that could be made to the commercial development plans that will make them ok.

The problem with the developer's plans is that they are not focused on how to build homes, which is what residential zoning means.
