Part 1: Introduction
"center">
Keith Worrel builds houses in Johnson County, Kansas. He believes the quality of most houses built here is unacceptable, so he his going to develop his own sub-division of houses that meet his standards. This is his first development. Every house built in his subdivision will meet a long list of construction requirements that explicitly define his meaning of quality.
Keith has named his sub-division Mill Creek Grande.
I will write a series of articles over the next few years which will follow his efforts. If all goes well, this will be a series that traces the creation of a neighborhood from a vision in one man's mind to a community of neighbors.
Mill Creek Grande will be built in the city of Olathe, Kansas, on the northeast corner of W 119th and Iowa (see section J14 aerial photograph). It will have 34 lots on 88 acres. Lots will range in size up from 1+ acres. The houses will probably sell in the mid-$300,000 range and up.
Keith has agreed to contribute detailed information, including financial information, for these articles. I will only use financial information when Keith is comfortable that its release will do no harm.
In the interests of disclosure, I must say that Keith is a friend of mine. I intend, however, for these articles to be objective. Whether the project goes well or poorly, I will report the results. Keith understands this. I have given Keith permission to refer to this series of articles on the Internet during his project if he so desires.
I have no financial stake in this development.
If any of you have any comments or ideas about this series, please feel free to write me at phillips@kcnet.com. Since I may publish some of these comments, please specify if you do not want your e-mail published for all to read. Here are some topics I already hope to include:
