Advantage Homes incorporates all of the following features into each home. I welcome you to use this checklist to compare features of other homes to my standard.
Customer Treatment
- Customer's comments and suggestions are welcome
- Customer is encouraged to visit the site regularly during construction
- Construction site is never closed to customer
- Client callbacks and all phone calls handled in a timely and courteous manner
Framing
- Number 2 grade lumber or better used in framing infrastructure
- 2"x 6" exterior walls, including garage
- Basement exterior walls framed with 2"x 4"s
- Double wall sheathing on exterior walls
- 9' ceiling height minimum on main level
- 16" on center wall, ceiling and rafter framing
- Specific framing designs used to optimize energy efficiency
Flooring
- All floor joists 2"x10" or larger
- 12" on center floor joists used to lessen floor flexing
Insulation/Energy Efficiency
- R-38 insulation in ceiling; R-19 insulation batts in exterior walls; R-11 batts in basement exterior walls
- Zoned heating and cooling if large square footage
- Basement exterior walls framed and insulated
- Fully insulated garage with steel insulated overhead door
- Insulated, clad or vinyl windows; all windows thermopane
Roofing
- Preferred roofing material is Timberline composite, cedar shake used if required by customer or developer
- Plywood sheathing on roof even with cedar shake to lower possible future composite reroof costs
- Vents every 32" along roof peak, increased venting along soffit
- Five year warranty against leakage on wood roof
Maintenance
- Brick, stucco, and/or vinyl exteriors
- All copper plumbing water lines
- Higher grade exterior paints
- Clad, or vinyl windows
Concrete Work
- Backfilled areas are water settled before concrete flatwork is poured
- Rebar in all flat concrete work, except basement, where typically no reinforcement is needed
- "Single Pour" basement floor (pier pads are boxed and poured at the same time as floor)
- Foundation defined by very conservative engineering evaluation of site: 10" walls, 24" footings, 2' vertical rebar spacing and 1' horizontal rebar spacing may be used
- Soil test done prior to foundation being poured to insure proper engineering
